With so few homes changing hands data to plot is a bit sparse but we’ll do what we can here.
The Number of Active Listings in Arch Cape last year was 16 vs 10 or down 37% this year. Remember there is some carry over from prior years.
In terms of Numbers Sold we saw a decrease from 14 to 8 single family homes. A -42% decrease.
The Absorption Rate is hard to plot. With one home on the market we'll have to put this generously at less than one month supply every month for the last 7 months. Buyers are pouncing on homes in Arch Cape.
Average Sales Price also means little in the case of Arch Cape as the only current listing is just under 2 million. Last years average was 549K.
The Sold to List Ratio climbed for the year and was up 1% increasing to 100%.
The Average Days on the Market were also way down. A few homes lasted just over a month but for the most part homes pended within a week or two while the offers were sorted though.
Unfortunately for buyers, the number of Active Homes on the Market year has also been squeezed to ONE.
It’s a Sellers Market and looks to continue that way for the spring listing season in 2021.
